Later Living

How do we work?

We work closely with our Later Living clients to ensure that our design and delivery meets not only the clients needs, but also the end user.

Working with a client from a very early design stage, has the advantage of developing design and project delivery to suit all stake holders and deliver the maximum project efficiency. Through our group capacity our typical route will often be to identify a potential off-market land parcel, which we look to bring and package with a client and/or client operator of later living accommodation.

We will also work on early concept design and costing with a client’s feasibility or already identified project. We can work mutually or advise and even deliver planning, according to the specific project requirements. By entering into a suitable Pre-Construction Agreement (PCA), we can potentially drive planning on an ‘’underwritten’ percentage basis.

Through working in volumetric modular build, we can control quality by design. This means that our manufactured later living accommodation delivers properties of a high technical level as standard and will usually exceed all technical requirements.

Our later living projects bring building performance certainty for example we currently deliver our buildings to EPC rating A.  This in turn delivers a significant impact in the reduction of future running cost of a building something out operator clients can benefit from significantly.

Our quality goes hand in hand with little or no snagging, repair and low future maintenance. All of our designers are ‘Passivehaus’ qualified and we look to incorporate the best practice of this which in-turn promotes health and wellbeing for the residents.

Cost certainty

Whilst we look for design advantages through our volumetric modular solution, we are able to bring a great deal of flexibility to the design of a building both internally and externally.

We have the inhouse expertise to work on detail such as corridor lay-out, for example and incorporate wheelchair access and more homely spaces along the corridor.

Externally we can work to provide a suitable and aesthetically pleasing later living buildings to suit the location, client aspiration, and planning authority conditions.

Our facades can incorporate a wide range of state-of-the-art cladding, traditional finishes and solutions. Unlike the traditional build route, we can install the cladding in the factory which means less waste, better control and supervision of the required detail, and no scaffold or wet trades on site.
