How does Stelling Properties handle payments and funds?

We use secure escrow accounts to hold all payments, an escrow account is an account where funds are held in trust whilst two or more parties complete a transaction. Funds are only released at agreed project stages (“drawdowns”), giving clients confidence, transparency and peace of mind throughout the offsite construction process.

What accreditation's and warranties support your quality and durability claims?

Stelling Properties is BOPAS accredited, independently validated by LRQA, confirming that our modular buildings are designed to last at least 60 years. Our offsite construction projects also benefit from Buildzone warranties, backed by full modular manufacturing documentation and strict quality control.

How quickly can a modular project be delivered?

Modular construction allows much faster delivery compared with traditional methods. Our modules achieve a “hook time” of just four minutes, meaning installations of up to 100 modular homes and units can typically be completed in less than two weeks.

Is modular construction cost-effective compared to traditional methods?

Yes. Offsite manufacturing uses materials efficiently and benefits from robotics, automation and long-term supply chain agreements. This approach often reduces overall project costs and provides greater cost certainty.

Can I customise finishes, fixtures and fittings?

Absolutely. Every offsite project is designed to reflect the client’s vision. Our in-house design team works with you to select finishes, materials and colours, delivering tailored modular buildings.

How safe and durable is your construction?

We apply a fully engineered approach to fire safety, supported by independent consultants, rigorous testing and approvals, often exceeding regulatory standards for modular manufacturers. Structural integrity is achieved using hot rolled steel modules and precision factory assembly, ensuring long-term durability without shrinkage or settlement.

Do you offer modular buildings for purchase, lease, or hire?

Stelling Property’s modular units are available for purchase, for specific projects we may also explore lease models, lease-to-own, or developer-led delivery structures. Short-term hire is not currently part of our core offer.

Will modular properties affect mortgage eligibility?

No. Our BOPAS accreditation and proven design durability mean major lenders recognise and support mortgages for modular buildings, with terms up to 60 years. The material used in our homes is designed to last significantly longer, as a result there is no limit to the actual lifespan of our buildings.

Can modular and traditional construction be combined?

Yes. Many developments benefit from a hybrid approach. We frequently integrate modular construction with traditional methods, ensuring seamless interfaces and high-quality outcomes.

How do you ensure precision across your supply chain?

We work closely with suppliers, providing specialist tooling, detailed plans and investment where needed. This partnership approach ensures our offsite manufacturing process meets strict tolerances, inspired by the Toyota production model.

How are Stelling Properties working towards building the Net Zero carbon homes of the future?

We are committed to building Net Zero modular and offsite solutions, all of our modular buildings currently achieve a minimum of EPC rating A.
